For short stays we manage the properties directly; for rentals and sales we work with specialised local partners. Either way, you always deal with the same team.
Which areas do you cover?
We operate in the city of Bologna and its province. Short-stay properties are concentrated in the city and the most sought-after areas; for rentals and sales we cover a wider area. If your property is outside Bologna, write to us through the contact form and we'll tell you right away whether it falls within our area.
How does booking a stay with Dreamnest work?
Every Dreamnest property has an up-to-date availability calendar. Pick your dates, check the nightly price and send a booking request directly from the site, or book via our Airbnb and Booking.com listings: availability is the same across all channels.
Are the calendars synchronised with Airbnb and Booking.com?
Yes. Dreamnest properties share a single calendar across our site, Airbnb and Booking.com: when a date is booked on one channel, it shows as unavailable on the others. This removes the risk of double bookings.
What are the check-in and check-out times?
Check-in is generally from 3:00 PM, check-out by 10:30-11:00 AM depending on the property. Many properties offer self check-in, so you can arrive on your own schedule.
Is there a minimum number of nights?
It depends on the property: some accept a single night, others require a minimum of two. The minimum number of nights is always shown on the listing page before you book.

We start with a free assessment of your property and its income potential. If you decide to entrust it to us, we handle everything: professional listings and photos, pricing and calendars synchronised across the site, Airbnb and Booking.com, guest reception, cleaning, paperwork and tourist tax. Yes. Besides short stays, we handle classic rentals, that is long-term 4+4 and transitional leases: property assessment, tenant selection, guarantees and protections, contract and paperwork.
