Cookie policy
This page lists what gets stored on your device when you visit the website, and which external services your browser contacts. It is the natural companion to the privacy policy, which covers what we do with the data you leave us.
1. What cookies are
Cookies are small text files that a website stores on a visitor's device and reads back on later visits. They exist to remember something: a preference, an open session, a consent already given. Alongside cookies there are similar technologies, such as the browser's local storage, and the same rules apply to them on this page.
They are usually split into technical cookies, needed to run the site or to respect a user's choice, and profiling cookies, which reconstruct habits and interests in order to show targeted advertising. The first kind needs no consent, the second does.
2. Cookies used by this website
| Cookie | Set by | What it does | Duration |
|---|---|---|---|
| _iub_cs-* | Iubenda | remembers the choice you made on the banner, so we do not ask again at every visit | 12 months |
This is a technical cookie: its job is to respect your decision. If you delete it, the banner reappears on your next visit.
3. What this website does not do
- There is no analytics tool installed: no Google Analytics or equivalent.
- There are no advertising pixels from Meta, LinkedIn or any other platform.
- We do not record browsing sessions and we do not build click maps.
- There is no profiling cookie, so we do not follow you across other websites.
4. External services your browser contacts
To display a page your browser downloads some content from other providers, which see your IP address in order to deliver that content: we mention it because it is still data that reaches them. With the exception of reCAPTCHA, described below the table, these services set no cookies.
The fonts and the library that draws the map are served directly by our own site, without contacting external providers.
| Service | What it does | Where it appears |
|---|---|---|
| OpenStreetMap (tile.openstreetmap.org) | the map imagery | property pages and the map on the home page |
| DatoCMS, Unsplash, Airbnb (www.datocms-assets.com, images.unsplash.com, a0.muscache.com) | the photographs of properties and editorial pages | pages with pictures |
| Google reCAPTCHA (www.google.com, www.gstatic.com) | the "I'm not a robot" checkbox that protects the contact form from spam | pages with the contact form |
reCAPTCHA is the only one of these services that stores a cookie (_GRECAPTCHA): Google uses it to tell people apart from automated programs. We treat it as a technical security cookie, because without it the form would be exposed to automated spam. The service is covered by Google's privacy policy.
5. Links to other websites
The site contains links to external pages, for instance property portals, Airbnb, Instagram and Google Maps. They transmit nothing until you click them. Once you open them, their privacy policy applies, not ours.
6. Managing your preferences
You can review or change the choice you made on the banner at any time:
You can also act from your browser, which lets you block or delete cookies for a single site or for all of them. The steps differ from browser to browser and are described on their support pages: Chrome, Safari, Firefox, Edge.
Bear in mind that blocking technical cookies may stop parts of the website from working as they should.
7. Updates
If we add a service that sets cookies, this page is updated before that service goes live. For everything else we do with data, and for your rights, see the privacy policy.
